Wards Corner campaign continues.
Private developers, Grainger PLC, have re-submitted plans to demolish Wards Corner by Seven Sisters tube.
You can find the Wards Corner Community Coalition website here.
We have objected to Grainger's proposals on the grounds that:
- the proposals will not meet the 20% target for on-site renewable energy. Photo-voltaic panels could be installed to increase the on-site renewable energy. The Feed-in tariff ('Clean Energy Cashback') would make the installation of such panels financially viable with a payback time of less than 10 years. It is therefore hard to justify not including a major PV array, and not achieving the policy requirement.
- the proposed LED artwork uses excessive amounts of energy.
- while biofuel from recycled vegetable oil is acceptable, this oil is in limited supply and should be used for priority uses e.g. public service vehicles.
- while the proposals meet current policies for energy efficiency, there is no reason why this development should not achieve the standard of Passivhaus buildings.
- we have not seen an assessment of the embedded carbon emissions resulting from the development, compared to embedded emissions from refurbishment of the existing buildings. Such an assessment should be a normal requirement.
